A composite index of Nashville metro housing and economic indicators
? How is this calculated?
The 615 Score blends six Nashville-metro indicators into one market-health reading on a 0–100 scale (higher = stronger seller's market). Days on market, home-price appreciation (year-over-year), unemployment, income growth, and inflation are each scored against absolute reference levels — so the score reflects what the numbers actually mean, not just how they compare to the last few years. Active inventory is measured relative to the metro's own recent range. Components are weighted by importance and updated as new data is released.
The 615 Score is a proprietary composite index created by John Crowder, 615RealtyGuy, using Federal Reserve Economic Data (FRED).
